What is Radon?

What is covered in the home inspection?
A home inspection will cover all areas of the exterior of the property. The inspection also covers all accessible areas of the interior, from the basement to the attic. It also covers all mechanical systems including heating, electrical, air conditioning, as well as all appliances. Clients can also refer to New York State Home Inspector Standards of Practice for a complete list of items that will be inspected.
Should I attend the inspection?
Yes, as a home inspector I would highly recommend that my clients attend the inspection. I would also recommend that clients ask questions during the process and address any concerns that they may have.
Does the report include pictures and explanations of the defects?
Yes, we use a narrative style report that will include numerous pictures of the defects and/or items that need maintenance. We also utilize a drone to take pictures of areas that are not accessible with a ladder (i.e. steep roofs and tops of chimneys).
Should I have a radon test done?
We recommend that all clients test for radon during the time of the home inspection. We are a NYS Laboratory for Radon (NYS ELAP 11989) and use a continuous monitor which provides more data than a charcoal cannister.
What is a septic dye test?
A highly concentrated dye is inserted into the waste system and approximately 50-70 gallons of water per bedroom is ran into the septic system. Upon completion of running the water into the septic system, the leach field and septic area is inspected to see if there is any visible signs of dye surfacing. If dye is visible, it would be considered a failing septic dye test. However, other defects may show issues within the septic system. We are also registered with Broome County Environmental Health to install septic systems.
How long does a home inspection take?
Home inspections vary from 2.5-4.5 hours depending on size of structures, defects found, and any questions or concerns that a client may have. Bottom line, we are under no time limit and are working for our clients. We realize that this is a large financial decision and would like to address any of our client’s concerns as they arise during the inspection.
Is the house worth what I'm paying for it?
This would be determined by an appraiser. Our job as the home inspector is to make sure that our clients have a full understanding of the condition of the home, not the value.
