What is Radon?
Radon is a naturally occurring radioactive inert gas in the atmosphere that is colorless and odorless. Radon disperses rapidly and is generally not a health concern outside. Radon exposure occurs mostly indoors in homes and structures. Radon enters the home through cracks or gaps in solid floors and walls. Radon is the second leading cause of lung cancer in the U.S. It kills more than 20,000 people annually. Breathing radon over time increases your risk of lung cancer and a radon test is recommended. Casa Building Inspections LLC is a NYS Radon Laboratory (NY ELAP 11989) and utilizes continuous monitors for our clients.
How to Test for Radon
Home inspectors can test for radon gas independently or as an additional service performed at the time of a home inspection. Radon tests can be performed with charcoal canisters or continuous radon monitors. Charcoal canisters must be mailed to a third party for test analysis. Continuous monitoring provides hour by hour test results and are performed by certified radon laboratories with calibrated equipment. The laboratories, which are certified by the Department of Health in New York State, analyze the tests on site and submit them directly to the client. Monitors are placed in the lowest living space of a home and test is performed for 48 hours minimum. All windows and doors must remain closed during the test. Once the test is completed, the home inspector will forward results to the client. Continuous monitors provide the quickest turn around time to the clients and realtors with the most accurate results.
EPA Standards for Radon
Clients often ask if their radon test “passed” or “failed.” With regards to radon, there is no pass or fail because radon is a cancer causing agent and test determines the level of radon presence in the home. The testing is performed to determine the level of radon in a structure and if corrective measures should be taken. The United States EPA has established that for radon levels of 4.0 p/c/L or greater, corrective action is recommended. This may include sealing cracks or gaps in walls and floors where radon may be entering the home and/or the installation of radon mitigation systems. For radon levels, between 2-4 p/c/L, corrective action may be considered. Continuous radon monitors are the preferred radon tests for this reason, as they provide most accurate tests by a certified laboratory.
